Just 11 Dutch municipalities have average housing prices under 300.000 euros
Statistics Netherlands (CBS) has revealed that buying a house in the Netherlands cost an average of 451.000 euros in 2024, with only 11 of the 342 Dutch municipalities having transaction prices under 300.000 euros.
Cost of buying a home in the Netherlands increases again
Last year saw the average transaction price for a home in the Netherlands rise by an average of 35.000 euros to 451.000 euros. This could worsen as Dutch housing prices are expected to see a sharp increase this year. Of the 342 municipalities, 7 saw housing prices increase by more than 20 percent compared to 2023 and 25 saw the cost of buying a home fall.
Future homebuyers who are looking for a Dutch home under the budget of 300.000 euros will not have it easy as just 11 municipalities had average housing prices in this range. On the other hand, two municipalities in the Netherlands had average transaction costs above 1 million euros.
While this may seem like a big difference, the gap between the most and least expensive municipalities is actually getting smaller. In 2023, the difference in transaction prices was 873.000 euros, while in 2024 it was 797.000. However, the average cost of a home in the most expensive Dutch city was still four times that in the cheapest city.
Least and most expensive municipalities in the Netherlands
According to CBS, Laren in Noord-Holland had the highest average house price last year (1,05 million euros) and for the two years before that. Bloemendaal is not far behind at 1,04 million euros. 7 of the 10 most expensive municipalities were in Noord-Holland.
On the more affordable side of things, the least expensive municipalities were mostly found in Limburg and Groningen. The lowest average transaction price was measured in Pekela for the second year in a row, costing just over 250.000 euros.
