Description:
The rent per month is excl monthly bill for electricity, gas, water and internetThis will be a additional €105 per month. Registration is possible for students. The brightly house is located next to the Kralingse Bos park (neighborhood Crooswijk). It is 4 km from the university, and 2 km from the city center. There are grocery stores and supermarkets 200 meters away.
The room is around 10 m2 and it's furnished with a bed, desk ,computer chair and closets. There is a shared kitchen + balcony (also 10 m2) and a in 2020 renovated bathroom. The kitchen is furnished with fridge, freezer, oven and microwave. There is a dining table where you can also sit, read or study and a small couch on the balcony near the kitchen, where it's lovely in spring and summer. The wasmachine is near the shower and you can also use it ofcourse.
I've added a map to the photos to make it more clear. The room is directly when you come in the house (on the left). The kitchen-area is de square in the middle. The toilet and bathroom are in front of the kitchen. The rooms on the right side of the map is my area. The living room is also kind of my private room. I can easily share it with flatmates, but I might ask you to leave the living room if I need some private time or if I receive guests.
1. I want to agree with you that if one of both parties wants to end the renting period, that we keep to the appointment of a cancellation policy month. As I believe its very uncool to kick someone out from 1 day to the other, It will be very unpleasant for me as well when someone leaves suddenly because I need to share the cost to keep living here.
2. Respect each others privacy and need for rest. I might go to bed late sometimes but let me know if I make too much noise. Inviting guests in always do this with with mutual notifying.
3. Always leave the kitchen and shower clean after using the stuff (I do forget it sometimes. Just tell me then and I will also clean my stuff).
4. If anything is broken or damaged please inform me as soon as possible. I have a service contract with the house owner for general home repairs and maintenance.
4. You are free to invite other people in your room or in the kitchen and balcony (the balcony is a very nice spot in spring and summer) , but always let me know if you invite somebody. I have a dinning table in the kitchen with chairs. You can use the kitchen as your place to chill / read / eat whenever you want.
5.If you want to sit in the living room then you have to check first if it's possible for me.
6. I have two lovely cats, so I hope you are not allergic? They always stay in the living room and they are very nice (they won't hurt you!)
7. There is a storage place where you can put stuff (like a bike) if you want.
8. l will clean the common rooms (kitchen, corridor, toilet and bathroom) once a week, but ofcourse you have to do you own room yourself.
9. Please try to be environmental /climate friendly; Gas is very expensive in the Netherlands.
10. The rent of € 480 per month is including the current fixed costs (last modified January 2024), but gas prices may go crazy. In case the price of gas or electricity will increase (or decrease) I'll have to adjust the monthly price, but no later then one month in advance. You have the right of access in specifications of the bill.
About the deposit:
The price of € 480,00 per month is all included.This means I can provide you unlimited access to all necessary facilities of the house (including storage place for bike). I will not charge you for any other indispensable services, but just in case of precautionary measures I will ask a deposit. This deposit has the value of 1 month rent (€ 480,00). The full amount of the deposit have to be transferred or payed by cash on the day the renting period start. You will receive the keys + a deposit receipt afterwards.
You will get this deposit in return on the day that you’re leaving, but only if you can comply with the following requirements :
1. You must leave everything in your room + the shared facilities in good conditions: this means in the same way as it was when you arrived. Nothing should be broken /out of use or something and in case something has damaged inform me as soon as possible. This means for the furniture in the room, all the kitchen equipment's & stuff, the washing machine, the heater and electrical outles. And the physical characteristics of the house also must be in the same,
Note: When something of the furniture is broken and you fix it, then I won’t charge anything of your deposit. I will also not charge the deposit for just one broken cup, I’ll stay reasonable.
2. If you'll leave earlier than you've booked in advance you must adhere to the the mutual cancellation policy of 1 month (see the basic house rules). In order to pay for the rent of the house, I am partly dependent on an uninterrupted period on the income of a co-tenant. 1 month is a reasonable time for me to find another co-tenant. If you do need meet these requirements, I have to charge you partially or completely the amount of the deposit without any point of discussion. I hope you can understand that I need to be clear about this.
The co-tenant will receive the full amount of deposit (€ 480,00) in return on the day the renting period will end.
